The Company has an ambitious development programme which will add between 80 and 100 quality homes per year.

Working mainly within the inner areas of Blackpool, our attention to detail and quality aspirations allow us to provide a high-quality offer as part of the package offered by our dedicated “My Blackpool Home” management team.

Our Portfolio offers a mix of properties ranging from apartments through to large 4, 5 or even 6 bedroom houses, fully refurbished to a high standard. Attention to detail is one attribute that enables us to provide a top-quality product designed to meet the needs of our tenants whilst providing a positive impact in the areas that we operate.

In the last year, we have successfully completed and returned numerous properties back into the community, each facing its own unique challenges during acquisition and development. Our focus has remained on creating warm, safe, and compliant homes for tenants while staying true to our mission in Blackpool. This includes tackling poorly managed or low-quality houses and flats, removing outdated holiday accommodation, and transforming properties with poor layouts or shared facilities into more suitable living spaces. We’ve removed derelict buildings and cleared away remnants of the former tourism trade, such as roof uplifts and sun lounges, to make way for high-quality residential use. By reducing density and improving amenity standards, we’ve helped lower occupancy pressures in certain areas. These efforts directly contribute to wider regeneration, helping reshape communities and improve overall quality of life in Blackpool.

3 - 11 Kirby Road

Upon completion in January 2019,the development provided five x4 bedroom maisonettes, six x2 bedroom apartments and two x1 bedroom apartments for rental.

6-8 Kirby Road

These two vacant terraced former hotels form part of a block of three circa 1900, prior to acquisition they were in poor condition internally with spalling brickwork and dropped masonry arches to the rear.

We purchased these properties with a view to developing them to the same high standard as 3–11 Kirby Road. Shortly after purchasing the properties, we received a royal visit from Catherine, the Duchess of Cambridge, to highlight issues relating to poor housing within the Blackpool area, images of which were broadcast nationally.

The development works were carried out in two phases (external and internal) to minimise the overall time required to complete the project. We also adapted our approach due to the onset of Covid-19 by initially focusing on outdoor works.

As a result of these improvements, all flats achieved a “very good” EPC rating and are fully compliant with all relevant building regulations and standards. The properties were fully rewired, fitted with new independent central heating systems, insulated from top to bottom, re-plastered throughout, and fully decorated to a very high standard. In addition, high-quality external spaces were provided for the new residents.

25 Rawcliffe Street

Originally a traditional Blackpool guest house, 25 Rawcliffe Street has a long-standing connection with the town, welcoming countless visitors. Over time, its use changed and the property became a residential building that no longer met modern standards for quality, comfort or energy efficiency. Blackpool Housing Company acquired 25 Rawcliffe Street in 2024 and began a comprehensive programme to remodel it into a high-quality 4/5-bedroom family home.

Externally, we invested heavily in the building’s fabric, including substantial repairs to the roof and external envelope. This work helped protect the structure while restoring much of its original character and historic footprint.

Internally, the property was stripped back to brick so that long-standing defects could be properly addressed and a modern, efficient layout created. The home has been fully reconfigured and now benefits from a new fitted kitchen, contemporary bathrooms, an upgraded heating system, improved insulation and energy performance, ew windows where required and full redecoration including new floor coverings throughout.

The refurbishment was completed in 2025 and the property is now let to a local family as a warm, compliant and high-quality home, professionally managed by My Blackpool Home with ongoing support from our team.

12 Kirby Road

We acquired 12 Kirby Road from an owner who was no longer able to manage or maintain the building. By the time of purchase, the former guest house was in a severe state of disrepair, with significant vermin issues and serious failures to the building fabric, leaving it unsuitable for occupation.

The property is now undergoing a full refurbishment. Working closely with Planning, Building Control and other relevant Council departments, our aim is to bring this once vibrant guest house back into use as a safe, attractive and energy-efficient family home. The scheme will mirror the standards achieved at Rawcliffe Street.

Once complete, 12 Kirby Road will provide another much-needed, well-managed family home in Blackpool – delivered and overseen again by My Blackpool Home as part of our ongoing commitment to improving housing standards across the town and supporting sustainable, long-term tenancies.
